Spring'21 - Error on publishing B2B template community with Audience Assigned

Fixed - Spring '21 Patch 5.3

Summary
After the Spring'21 release, while publishing the B2B template with Audience assigned, it is throwing an error id.

Repro
1. Go to Setup->All Sites->New Site
2. Create a B2B template community
3. Once the Builder is loaded, take any page ( Ex: Home and create a new Page Variation and assign an Audience)
4.Publish the Community
5. Notice the Error Id.

Actual Results:
Error:An error has occurred while processing your request. The salesforce.com support team has been notified of the problem. Workaround
There is no workaround other than unassigning the audience.
