Summary
Community page is not loading in the community builder when the page requires authorization and the user accesses the Builder directly via the "Builder" link for the Community under Setup | Build | Customize | Communities | All Communities.
Repro
1. Login as an admin user to an org with communities enabled.
2. Create a standard community site in your test org (Setup | Build | Customize | Communities | All Communities | New Community).
3. Open the Community in Site.com studio and go to Site Configurations > Authorization and change Site Setting to Custom
4. Now go to the Site pages and set the landing pages as requires authentication.
5. Go to Setup | Build | Customize | Communities | All Communities.
6. Click on the 'Builder' link beside the community you created in #2.
EXPECTED RESULT:
The Community builder should open and the community page should load.
ACTUAL RESULT:
The Community builder opens but the page does not load
Workaround
In Setup | Build | Customize | Communities | All Communities, click the "Manage" link for the desired Community, then select "Go to Community Builder" from the Community Management dropdown
